Located just five minutes from Rochester’s Mayo Clinic campus, River Bluff is a secure-entry building for residents fifty-five or better.

Set high on the banks of the Zumbro River, River Bluff – originally constructed as a cooperative in 2009 – has a total of 50 units in its expansive three-story building.

As a resident of River Bluff you’ll enjoy wonderful views of the river and wooded hillside from the large community room balcony, relax in the luxuriously appointed grand entry, enjoy a book or game of billiards in the library, stay fit in the exercise room or create something beautiful in the fully equipped wood shop.

A heated underground parking stall and storage space is included with your unit and there’s even a heated carwash bay to keep your vehicle in top form.

Your home in River Bluff includes individually controlled forced air heat and central air conditioning – all expertly maintained by the cooperative. You’ll also enjoy your own in-unit laundry and fully equipped kitchen with stove, dishwasher, refrigerator and microwave. Even your appliances are maintained by the Cooperative.

What is Cooperative Ownership?

Living at the River Bluff Cooperative in northwest Rochester, Minnesota is a unique concept of property ownership and residence.

When you decide to live at River Bluff you purchase a share of the River Bluff Cooperative Corporation entitling you occupancy in one unit of the property. Rather than a single stand-alone dwelling, when you live at River Bluff you are a shareholder and part owner of the corporation that owns the entire River Bluff Cooperative building.

As a resident of River Bluff you pay a monthly association fee – similar to rent – that covers your share of the operating expenses of your corporation that owns the property. Those expenses include maintenance of the property, services required for the property, mortgage payments, property taxes, insurance and other costs.

River Bluff has a Board of Directors – comprised of other residents of the building like yourself – who are elected by you and the other cooperative shareholders. The Board of Directors manage the property, make decisions about every aspect of the property as well as managing the finances and operation of the corporation itself.

Your ownership of a share in the River Bluff Corporation means you play an important democratic role – with an equal say – in the management of the building in which you live.

Just three blocks east of River Bluff Cooperative on Elton Hills Drive you’ll find the brand new 125 Live Senior Center. Less than a mile further east are the North Brook and Silver Lake Shopping Centers. Here you’ll enjoy restaurants like Glynner’s Pub with great burgers, sandwiches and cold beer; Fiesta Cafe and Bar with wonderful authentic Mexican food; Little Caesars Pizza and Valentino’s Pizza and a Bruegger’s Bagels.

In the Silver Lake Shopping Center you’ll have access to a drugstore, a grocery store and a liquor store as well as a variety of other ancillary businesses and fast food restaurants.

And finally, less than five minutes south of River Bluff Cooperative is downtown Rochester with the Mayo Clinic, the Rochester public library, the Mayo Civic Center and an endless selection of restaurants and shopping.
